Buying or selling a property is not only one of the biggest financial transactions of your life, but also one of the most stressful life events you can go through. It is particularly stressful because of the length of time it takes to secure the purchase and the fact it is probably the most expensive asset you will ever own. Therefore, it’s important you choose the right Residential Conveyancer to help make the process as hassle-free as possible.
Whether you are a first-time buyer or an existing homeowner who is looking to find a Residential Conveyancer, our experienced Head of Property, Mark Laird shares his top 5 tips for choosing a residential conveyancer.
Top 5 Tips for Choosing a Residential Conveyancer
Below, we explain our top 5 tips for choosing a residential conveyancer:
- Compare Conveyancing Quotes
- Check Accreditation
- Communication
- Don’t Choose the Cheapest Conveyancer
- Seek Recommendations
1. Compare Conveyancing Quotes – When gathering conveyancing quotes from firms make sure you compare your quotes in detail ensuring they are like-for-like. A conveyancing quote should consist of two parts: the conveyancing fees and disbursements. The conveyancing fees are what the firm is charging for carrying out the conveyancing work. Most firms will charge a fixed fee for this, but some firms hide additional fees in the small print so make sure you check your quote in detail.
Disbursements are fees payable to third parties, which your conveyancer will pay on your behalf. Some disbursements may need to be paid up-front at the start of your transactions. Other disbursements will be paid by your conveyancer and reimbursed by you when you settle your bill.
Beware some firms may be optimistic when listing the disbursements, you must pay to make their overall quote seem cheaper than it is. On the other hand, some firms hide fees within disbursements therefore it’s important to check and compare the quotes in detail.
At Morrish Solicitors, our quotes do not contain small print or hidden fees, our fees and disbursements are clear from the start. Your final bill will be the same figure as what you were quoted. However, in the unlikely circumstance that serious issues arise, and additional costs are unavoidable, we will discuss these with you immediately.
2. Check Accreditation – Check the firm you choose is experienced in residential conveyancing and is accredited under the Law Society’s Conveyancing Quality Scheme (CQS). Firms that have achieved CQS accreditation have been rigorously assessed by the Law Society, so you can have peace of mind your residential conveyancer has the expertise to carry out the work efficiently.
Morrish Solicitors is an approved Conveyancing Quality Scheme (CQS) law firm so you can be assured you will receive a quality, reliable and efficient residential conveyancing service. Also, we are a Lexcel accredited law firm, which is only awarded to solicitors who meet the highest management and customer care standards. Recently, we received our Cyber Essentials Certificate of Assurance, which helps to protect against a range of cyber-attacks.
3. Communication – The key to a smooth property transaction is communication. You want to choose a residential conveyancer who is easily accessible and is always available to discuss any concerns you have.
Morrish Solicitors is always available to support their clients putting them at ease throughout the entire conveyancing process. All our property services can be provided at your convenience either in-person, over the phone or by email or post. We are always here to support our clients providing them with an exceptional service.
4. Don’t Choose the Cheapest Conveyancer – Choosing the cheapest conveyancer may cost you in the long run. A conveyancing firm which is offering a cheap quote may be inexperienced and offer an unreliable service.
5. Seek Recommendations – Ask friends and family for their recommendations. Also, take the time to Google the firm and read online reviews to see what experiences people have had with the firm. Morrish Solicitors is rated 4.5 stars on Google based on client feedback on our legal services.
